What should an exclusive use clause cover for a pizza restaurant?

Landlord in Austin offered exclusive use for pizza. The center already has a fast casual spot that sells slices at lunch. How tight do you write exclusive use so it actually protects a restaurant tenant?

Name the daypart and the menu, not just the word pizza. If they can sell slices as an accessory item, your exclusive is hollow. I ask for a percentage cap on competing menu sales and a list of existing carve-outs.

Also check radius restrictions if you might open a second unit. Some exclusives only protect that center and still let the landlord put a competing pizza two doors down in the next pad.
