CAM charges that surprise first-time restaurant tenants

First restaurant lease, shopping center in the suburbs of Chicago. Base rent felt fine. The CAM estimate is vague. Which charges do people miss until the reconciliation shows up?

Grease trap pumping, trash compactors, and after-hours HVAC. Also ask who pays to replace the parking lot. A capital item dumped into CAM can wreck a year that looked fine on the listing flyer.

Get a CAM cap in the first five years if you can. And ask whether the landlord admin fee is 5 percent or 15 percent of CAM. That one line changes occupancy more than people expect.
