Does a Type I hood transfer with a second generation restaurant lease?

I am looking at second generation restaurant space in Los Angeles. The listing says the Type I hood and grease interceptor stay. Is that usual, or do landlords pull that equipment when the prior tenant leaves?

In most second generation deals the hood stays because it is hard-mounted. Confirm it in the lease exhibits. I have seen landlords keep the hood and still charge you to recertify the fire suppression before opening.

That matches what the broker said. I am asking for the last Ansul inspection and hood cleaning tickets before we go further.

Grease interceptors are a different story. If it is undersized for your covers, health will make you replace it and that cost sits with the tenant unless you negotiate it.
