Commercial kitchen for rent vs taking a second generation dining room

We are a catering team that wants a commercial kitchen for rent, not a full dining room. Brokers keep sending second generation restaurant space with seating we do not need. Is a shared commissary the better first step?

If you do not need the dining room, do not pay for it. A commissary or production kitchen keeps occupancy down until you have a reason to take seats. Second generation space makes sense when table service is the plan.

Watch the use clause on commissaries too. Some ban certain cooking methods or ghost kitchen brands. Confirm hood hours if you prep at night.
