RESTAURANT LEASING RESOURCES

Prepare for your next restaurant lease.

A tenant financial statement brings your business background, assets, liabilities, income, and expenses together for a leasing conversation. The landlord or broker may request other documents; this form does not replace their application requirements or guarantee approval.

What to have ready

  • Your contact details and business information
  • Current asset values and outstanding debt balances
  • Annual income and expenses, using a consistent period
  • The intended recipient’s name and verified email address

Before you share

Check your totals and recipient details. Do not include passwords, Social Security numbers, or full bank account numbers. Ask the recipient how to securely provide any supporting documents they require.

Tenant financial statement questions

Is this a lease agreement?

No. This form organizes information for review. It is not a lease offer or approval. Review the certification before signing and discuss any proposed guarantee or lease terms with your adviser.

Should income and expenses be monthly or annual?

Use annual amounts in the income and expenditure section. Use current balances for assets and liabilities. Keep the period consistent and clarify any estimates with the recipient.

Can I download a PDF before sending?

Yes. Download PDF creates a copy on your device without emailing the application. Review it before sending. A PDF may contain sensitive financial information, so store and share it carefully.

Where is my draft saved?

The form saves progress in this browser on this device. It is not a cloud backup and may be available to other people using the same browser. Use Clear Form when finished on a shared device. Sending an application transmits the completed PDF and contact details through PepperLot’s service to the recipient you select.

How can a broker request a statement?

Sign in and use Generate Application Link to create a link with recipient details. Review those details before sharing the link. Applicants still review and choose when to send their completed statement.
