Bars for sale vs restaurants: license and equipment differences

I have been looking at bars for sale and restaurants for sale in the same price band. Besides the liquor license, what else changes in diligence and in the value of the furniture and equipment?

Bars live and die on the license and the draft system. Restaurants live on hood capacity, seating mix, and the kitchen line. A bar with a small kitchen is not the same asset as a full service restaurant that happens to have a bar.

Noise, occupancy, and parking hit bars harder with neighbors. If you are comparing listings, read the use clause. Some restaurant leases forbid a late bar program even if the room looks like a tavern.
